These terms explain how you can use Chengalpattuproperties.com, what we do as a listing platform and mediator, and what you should check before you buy, sell or rent.

  • We list properties posted by owners, builders and agents, and act as a mediator. The deal is between the buyer and the seller.
  • Always check documents, approvals and the site yourself, and take legal advice, before paying any money.
  • Ads you post must be genuine, and you must be the owner or authorised to sell or rent.
  • Approvals are granted by government departments. We assist, but cannot guarantee the result.

1Acceptance of Terms

Welcome to www.chengalpattuproperties.com, run by Chengalpattu Properties, Swathi Complex 1st Floor, Opp Sub-Register Office, Kanchipuram High Road, Chengalpattu-603002, Tamil Nadu, India ("we", "us").

By using this website, registering an account, posting a property or sending an enquiry, you agree to these Terms & Conditions and our Privacy Policy. If you do not agree, please do not use the website.

2Our Role

  • Chengalpattu Properties is a property listing platform and mediator for properties in and around Chengalpattu.
  • Most properties are listed by their owners, builders or agents. We are not the owner of a listed property unless the ad clearly says so.
  • Any sale, purchase, rent or lease agreement is between the buyer and the seller (or tenant and landlord). We are not a party to it unless we agree otherwise in writing.
  • Our mediation or service charges, where applicable, are agreed with you separately and in writing.

3Property Information

  • Property details, prices, photos, approvals and measurements are provided by the people who list them.
  • We review listings and remove those we find to be fake or misleading, but we cannot guarantee that every detail is accurate, complete or up to date.
  • Prices and availability can change without notice. Photos and maps may be for illustration.
  • Guideline values, calculators, legal guides and similar tools on this website are for general information only. They are not legal, tax or financial advice.

4Before You Buy or Pay

Important: always verify a property yourself before paying any advance or signing any agreement.
  • Check the title deed, parent documents, patta, chitta, Encumbrance Certificate (EC) and FMB sketch.
  • Check that the layout or building approval (DTCP / CMDA / local body) is genuine, and the TNRERA registration where it applies.
  • Visit the site and meet the owner in person.
  • Get advice from a lawyer before you buy.
  • Pay through traceable methods (bank transfer, cheque or DD) and get a receipt. Avoid large cash payments.

We are not responsible for any loss caused by a payment or agreement made without these checks.

5Your Account

  • Give correct and current information when you register, and keep it up to date.
  • Keep your password secret. You are responsible for everything done with your account.
  • Tell us immediately if you think someone else is using your account.
  • You must be at least 18 years old to register or post a property.

6Posting a Property

When you post a property, you confirm that:

  • You are the owner, or you are authorised by the owner to advertise it.
  • The details, price, photos and approvals you mention are true and not misleading.
  • Where the law requires, the project or you as an agent are registered with the Tamil Nadu Real Estate Regulatory Authority (TNRERA), and the registration number is shown in the ad.
  • You have the right to use the photos and content you upload.

You allow us to display, resize, watermark and share your ad and photos on this website and in our promotions of the listing. We may edit, reject or remove any ad, without notice, if it breaks these terms or the law, or appears fake, duplicate or outdated.

Featured or premium listings and other paid services are subject to the separate terms and charges agreed with you.

7Property Approval Services

  • Our DTCP, Industrial and Commercial Approval Assistance covers document checks, preparing and filing applications, and following up with the offices concerned.
  • Approvals are granted only by the government departments and local bodies concerned. We cannot guarantee that an approval will be granted, or how long it will take.
  • Government fees and charges are paid as per official rates. Our service charges are agreed with you in writing before work starts.
  • You must give us genuine documents. We may stop work if documents are found to be false or incomplete.

8What You Must Not Do

  • Post fake, duplicate or misleading ads, or ads for property you are not allowed to sell or rent.
  • Use the website for fraud, or to harass, threaten or cheat any person.
  • Post content that is illegal, obscene, defamatory, hateful, or that infringes anyone's rights.
  • Send spam, or collect other users' contact details for marketing.
  • Copy or scrape content from the website with automated tools.
  • Try to hack, overload or disrupt the website.

We may suspend or close accounts that break these rules, and report illegal activity to the authorities.

9Content & Intellectual Property

The website design, logo, text and content created by us belong to Chengalpattu Properties and may not be copied or reused without our written permission. Content posted by users remains theirs, subject to the permission given in section 6.

If you believe any content on this website infringes your rights, contact our Grievance Officer (section 15).

11Limitation of Liability

  • The website is provided "as is". We try to keep it available and accurate, but do not promise it will always be error-free or uninterrupted.
  • To the extent allowed by law, Chengalpattu Properties is not liable for any loss, legal dispute or damage arising from listings, communication or transactions between users, owners, builders or agents.
  • Nothing in these terms limits any right you have under the Consumer Protection Act, 2019 or other law that cannot be excluded.

12Indemnity

You agree to compensate Chengalpattu Properties for any claim, loss or expense caused by your ads, your content, or your breach of these terms or the law.

13Changes to These Terms

We may update these terms from time to time. The new version will be posted on this page with a new "Last updated" date. Continuing to use the website after a change means you accept the updated terms.

14Governing Law & Jurisdiction

These terms are governed by the laws of India. Courts at Chengalpattu, Tamil Nadu, will have jurisdiction over any dispute arising from them.
